Third Quarter 2012 HOA Newsletter.

ASSOCIATION PAYMENT COUPONS ARE BEING DISCONTINUED
The HOA management company will resume monthly billing statements November 1st, for those residents who send in hand-written monthly checks. Residents who engage the use of automatic bill pay services from their personal financial institutions will not receive a reminder of the monthly bill.

TRASH CAN HOUSEKEEPING REMINDERS
Under city laws, trash cans may be put out on the street no earlier than 6 p.m. the day before collection. They must be removed no later than midnight the day of collection and stored out of sight in your yard or garage. When you put your trash cans out please put them against the curb in the street rather than on the sidewalk.

THE COST OF VANDALISM
There have been ongoing issues with underage non-residents jumping over neighborhood fences and entering the pool area at night. They have caused aggravation to homeowners, as well as hundreds of dollars in damages that you as a homeowner have to pay for through your monthly dues.

Our expenses as a result of these acts add up quickly. Last month replacement of a damaged fire extinguisher was $170. Spike installation around the pool area to protect the solar panels will cost about $650.

If you notice any trespassers or misconduct, please call the Carlsbad Police non-emergency number 760-931-2197 or 760- 931-2100 and report it.  An officer will be sent out to investigate.

HOMEOWNER MAINTENANCE RESPONSIBILITIES
CC&R Article XVI, Section 16.1 says “owners shall maintain, repair, replace and restore all portions of his unit including the interior walls, ceilings, all appliances whether built-in or free-standing, floors and doors in a clean, sanitary and attractive condition.  The owner shall be responsible for the maintenance and repair of plumbing, electrical and heating systems servicing his unit and garage located within the outside perimeter of the exterior bearing walls ...”

Article XVI, Section 16.2 (d) – “Each owner shall be responsible at his sole expense for the repair, maintenance or replacement of the garage doors of his condominium, including without limitation, hinges, springs and other parts of the door mechanism, including automatic door openers, and excepting only the exterior painting thereof.”  Painting of garage doors is paid for by the Association, only when the townhomes as a collective whole is repainted, and does not apply when a homeowner chooses to replace his garage door.

Please take a look at your garage door and other items that fall within your responsibility and update, clean, maintain or paint them as necessary. Plants, trees, vines should also be trimmed away from buildings. Let’s keep our neighborhood looking great.

ASSOCIATION MAINTENANCE RESPONSIBILITIES
The Association is responsible for the exterior of the building including the stucco, roofing and any connections from the homes to utilities.

Please put requests for non-emergency issues in writing to the Association and keep in mind that on occasion it may be more cost effective to “bundle” non-emergency repairs, such as stucco repair or irrigation.

Last month your Association handled emergency sewer repairs that cost us about $1500, irrigation repairs of $652, stucco repairs for $450, and sealing a new fence was $1500.

NO SMOKING IN THE POOL AREA:
Effective immediately, there is no smoking allowed within the entire pool area. Trash and cigarettes butts have become a nuisance and the Board voted to ban smoking within 25 yards of the pool or jacuzzi. New signs will be put up as soon as they can be procured.

2nd Quarter 2012 Newsletter

CARLSBAD TO IMPROVE TRASH SERVICE

Beginning in June, the City of Carlsbad Waste Management will require and provide 3 new wheeled-carts for trash, recycling and green waste. New trash trucks will have mechanical arms that lift, tip and empty the carts placed curbside for collection.

Residents will have the choice of 35 gallon, 64 gallon or 96 gallon carts for trash, recycling and green waste. Residents can choose to have carts that are all the same size, or mix and match sizes. The dimensions are as follows:

35-gallon cart= 35”H x 19”W x 23.75”D,
64-gallon cart= 41.5”H x 24”W x 27”D
96-gallon cart= 45”H x 26”W x 27”D

You will automatically get the THREE LARGEST 96 gallon cans delivered to your home unless you specify otherwise. Please consider the space you have to store 3 huge cans, as HOA rules specify they must be stored out of site except when they are put out on trash day. Three 96-gallon cans will take up significant space in your garages.

Larger cans are also expected to cost more. The proposed monthly rate for the 64 or 96 gallon trash carts is $19.90. The proposed monthly rate for a 35 gallon trash cart is $18.02 per month. Residents can choose any size of recycling and green waste carts to go with their trash cart.

Carts will be delivered during the month of June. Residents will be notified when to expect their carts to be delivered.

Place your cans in the street no earlier than the night before and put them out of sight in your back yard or garage on the same day as trash gets picked up.  Non compliance will result in a warning and then a fine from the HOA.

POOL NEWS
The pool temperature was turned up to 80º in March and will stay on year round now! Please observe the following pool rules. You MUST have a pool key to enter the pool area. The pool is for townhome residents and their guests only. All guests and/or children under the age of 14 must be accompanied by a resident with a key at all times.

NEW COMMUNITY DOG PARK
It has been brought to our attention that the old, overgrown tot lot on the corner of Gladstone could be cleaned up, fenced in and converted to a great dog park for residents. We expect this to be started over the spring/summer. If you have any questions please contact management.

HOSPITALITY COMMITTEE:
We are looking for several individuals interested in starting a community hospitality committee. This committee would be in charge of sending cards to welcome new owners, recognizing neighborhood events, birthdays, new babies and other newsworthy events. COMMUNITY CRAIGS LIST:
We want to start a Tamarack Point Community “Craigs List” on our blog. Please email trishwilkinson@att.net or TamPointHOA@gmail.com if you have a job to offer, are having a garage sale or have something for sale. This is a test. If there is enough interest we will continue this on a regular basis.

CONSIDERING ARCHITECTURAL CHANGES?
Remember to request and submit architechtural change request forms when making any exterior alterations to your units. Request and submit these to HOA Management for the Board of Directors to review and approve.

PARKING REMINDERS
Overnight or regular guests must obtain and display a parking permit for parking in any guest spot longer than a few hours. Parking permits were provided to all homeowners but if you do not have one on hand please request one from Management. Without a parking permit, your guests’ vehicles risk being towed. Additionally please note that disabled cars are not allowed to be stored in the driveways of the unit and working on cars in the driveway is not permitted.

VANDALISM COSTS ALL OF US
There have been some recent issues with underage, non residents in the pool area at night. They have caused hundreds of dollars in damages recently that YOU as a homeowner have to pay for through your monthy dues. If you notice any misconduct, please call the Carlsbad Police non-emergency number 760- 931-2197 and report it.  An officer will be sent out to investigate.

TERMITE TREATMENTS:
Spot treatments have been done in some buildings. Please allow termite inspectors to schedule/treat if necessary. Refusal to allow access to the inspectors will result in homeowners being held responsible for termite damage.

SEWER LINES TIPS
Please take care when disposing of greasy food scraps this holiday season, or you may risk expensive and messy sewer pipe backups. Our association is fiscally responsible for our private streets and our sewer systems. Taking care of our drains might help to mitigate costly repairs. One of our association’s streets incurred a recent sewer repair cost which has already cost our association $20,000 and counting.

Soap, detergents and bleach only temporarily cut the grease. Fat, oil and grease eventually attach to the walls of sewer pipes. Build up of grease in sewer pipes is the number one cause of sewage spills.

This holiday season, remember to dispose of fat, oil and grease properly.
  • Scrape uneaten food and sauces into the trash before washing the dishes or placing them in the dishwasher.
  • Wipe cooking pan residue with a paper towel before washing and throw the towel in the trash.
  • Mix small amounts of fat, oil and grease with absorbent waste such as kitty litter, coffee grounds or paper towels before discarding.
  • Dispose of fat, oil and grease into a plastic container.
  • Dispose of used cooking oil responsibly and free at a household hazardous waste facility. Call Waste Management at 760-929-9400 for information.
If roots inside your pipes are a problem try Root Kill. Root killer granules will not harm trees and shrubs. It kills only the roots inside the pipe.

LANDSCAPE REPORT
We have had complaints from the Landscaper about damage to newly planted lawns from dogs. Please be considerate about where your dog goes. Especially if you notice it has been seeded or sodded. Please be neighborly and help not to incur costly landscape repairs that are paid for by all of us via our homeowners association.

INSPECTIONS FOR TERMITES/GAS LINES
We may on occasion need access to your homes when setting up termite or gas line inspections. Please understand that they will try to accommodate your schedule, but if you do not allow inspectors to inspect for termites you become legally liable for any damages to the attached structures.

NEW NEWSLETTER SCHEDULE
In order to be kinder to the environment and save money on postage, beginning next year the Board has opted to only send newsletters quarterly unless there is something urgent to communicate.  Look for more details in January.

DO YOU HAVE TERMITES?
Most people do not how to identify a termite. Termites can easily be confused with ants. As a matter of fact, they have even been referred to as “white ants.” However, this is not accurate. Though, termites do have several things in common with ants, such as their highly socialized colonies, they are actually genetically related to cockroaches. This may help you identify termites from ants.

Termites are generally white, almost a translucent. As a matter of fact, you can see the food in their stomach. However, there is a winged class of termite which is darker. Ants are various colors. Ants can be black, dark red, or brown.

The shape of termites is also different compared to an ant. Termites have six stubby legs. Ants also have six legs, but ants legs are longer in comparison to the termites. Ants have a narrow waist as compared to a termite’s waist.

Some termites and ants have wings. A termite with wings has four wings. The wings on a termite measure twice as long as the body. The wings on the termite are all generally equal size and shape. The back two wings on an ant are smaller than the front two. A winged termite is a darker color.

Some indications you may have a termite infestation:
  • A temporary swarm of winged insects in your home or from the soil around your home.
  • Any cracked or bubbling paint or frass (termite droppings).
  • Wood that sounds hollow when tapped.
  • Mud tubes on exterior walls, wooden beams, or in crawl spaces.
  • Discarded wings from swarmers.
Try spot treating the termites if you see them. Spot treatment products can be found at Home Depot or other home improvement stores. As always, let Management know if you notice a significant infestation.

ANNUAL MEETING/PIZZA PARTY!
Pizza and wine must have worked. While we didn’t get a quorum, we had a better attendance at our annual meeting than ever before. A huge thank you to everyone who came. The Board enjoyed hearing from you!

STREET SWEEPING STARTING SOON
We will be starting street sweeping soon.  On the day of the sweeping, any cars left on the street will be towed.  You will be notified in sufficient time to be able move the cars.  Look for notices on the mailbox.

More Dog Troubles. SERIOUSLY? Fines will be issued.

So many complaints have been lodged lately about dogs off leash, doing their business in common areas and not being cleaned up after, barking and even attacking other dogs and kids that we have to do something. Please be a considerate neighbor and dog owner. Keep your pets on a leash and clean up after them.  Or... Get a cat. Fines start at $50.00 for violations. Meow. Hello, is this thing on?

DRIVEWAY CLEANUP
This month the walk-through will pay particular attention to your driveways. If your driveway needs cleaning, please follow the directions in Seasonal Suggestions. If your driveway is identified as needing to be cleaned for you. You will be billed for up to $100 for this service in October.

August Newsletter

DOGS. NOISE AND DAMAGE
 We are still getting complaints about dog messes and barking. Please be a considerate neighbor and pet owner. Keep your pets on a leash and clean up after them when they are in the common areas.

Please don’t change the numbers on the front of your house for anything other than numbers that look the same as the ones that are there now.

SECESSION FROM THE MASTER ASSOCIATION
There has been increasing discussion within our townhome community about the possibility of seceding from the Master Association. The Board of Directors has agreed to support this project, contingent upon agreement from at least 80% of the homeowners. This project would take time and money, and involve some legal issues and cost.

As the structures and landscaping of the townhomes age, the cost of maintenance and replacement increases. Many of us are looking at ways to get more for our dollar and, at the same time, have control over where and how our money is spent. Currently, we have very little say over the $90 monthly fee we pay to the Master Association. This amounts to $13,950 per month from townhome owners.

Secession would include annexation of all the slopes surrounding the townhomes and accepting the financial impact of maintaining or replacing appurtenant fencing and irrigation changes, as well as relinquishing the right to use amenities such as the tennis court and RV lot. It may be possible to negotiate the use of those items.

Costs would include legal work, irrigation changes and some administrative costs. An estimate of these costs will be provided after determination of homeowner interest. Savings to you the homeowner could be about half of the current $90.00 assessment.

Look for the questionnaire and respond with your interest by returning it with your next payment, faxing a message, or sending an email to tahomeascn@aol.com no later than July 15.

JUNE Newsletter

If you have been to the pool lately you may have noticed the warmer water and our new furniture. We hope you enjoy the pool and jacuzzi this summer. Please review the pool rules.

SKATEBOARDING RULES
Please review and adhere to the Association’s skateboarding rules.

SECESSION FROM THE MASTER ASSOCIATION
There has been a great deal of research and quite a bit of interest in seceding from the GRG Master Asssociation. The Board will be putting out, under separate mailing, a questionnaire asking for input regarding secession from the Master Association. Please look for it and return the lower portion so that we can determine the percentage of interest in this subject.

TRIMMING TIPS
When you trim a plant, tree or shrub, this prompts new growth and enhances the beauty of the plant. Trimming can also redefine the plant’s shape and change an unwieldy plant back into a more uniform and aesthetic design. Pruning is the reduction or removal of certain parts of the plant that are no longer effective or essential. When you prune a plant, this revives the energy of the plant, which helps in the development of fruits, flowers and new limbs.
Please take a look in your backyards and courtyards and trim and trees, shrubs and other vegetation away from the building, roofs and walls.

SEASONAL SUGGESTIONS:
Service and clean your grill.
Depending on how much you grill, regular or seasonal deep cleaning of your barbecue is a must. Dirty, fat laden barbecue grills with a nasty buildup of meat juices, grease and carbon can dangerous. A warm dirty grill is a great incubator for food borne illnesses and carcinogens, as well as a favorite treat of rats and other rodents. A dirty grill also presents a greater risk of catastrophic fire.
Before firing up the grill this summer, give it a thorough cleaning and inspection to ensure all of the components are free of clogs and debris. This will keep your grill operating properly and will keep your guests coming back for more.

Now is a great time to organize your bedroom closet.
Clothes aren’t collector’s items so don’t hold onto them if they no longer fit or just aren’t your style anymore. Store or donate winter clothes if you can. When you donate, you’ll receive a tax receipt that you can save for your next tax filing. When deciding what to donate, use the “wear rule”-- if you didn’t wear it last winter, then you probably won’t wear it next winter.

Repair or replace damaged screens.

Screens should let fresh air in and keep everything else out. If damaged, screens can allow insects, leaves and other debris to get into the home. To keep these unwanted visitors off the guest list, inspect all window and door screens for rips or punctures. If you find any damage, make immediate repairs or replace them. This can be done quickly and cheaply and will allow you to open your windows without worrying about being invaded.

SPRING CLEANING FOR YOUR GARAGE
Is your garage bursting at the seams? You might be creating a fire hazard. The easiest way to get organized is to develop three piles-- one for items to keep, one for items to donate and another for throw-aways. When you’re finished, it should be easier to find your tools, access your lawn equipment and (finally!) park your car in the garage. In fact, parking inside will protect your automobile from the elements and the damage that sun and rain can have on the car’s exterior.

RAT AND MICE SIGHTINGS
A few homeowners have reported seeing rats or mice in their yards. Do not give food and shelter to these most unwanted guests! The time to act is before the signs (droppings) of a rat or mouse. Some homeowners have reported that placing mothballs around the yard has kept them away. Mothballs are slightly toxic to mammals and use of such may keep rats and mice away, but be careful if you or your neighbors have pets. Also be sure to:
•  Stack fire wood 18 inches off the ground and away from building.
•  Birdhouses and seed should be on poles and in trays rats can’t get.
•  Keep garbage can lids closed tightly.
•  Keep yards clean. Take junk to the dump!
•  If you feed them, they will stay. Pick up fruit and vegetables in your yard.
•  Do not leave your pet food outside. If your pet doesn’t eat it, the rats will.
•  Roof rats get into your house from tree branches that hang over the roof. Keep trees and vines cut back and cover any openings in the eves.

REPLACEMENT WINDOWS
If you are considering replacement windows, please remember to submit an architechural change form for approval. Include as much detail as possible, about your new windows. And remember if you replace the windows you assume responsibility for any damage if they leak.

NEW GARAGE DOORS AND SERVICE SPECIAL
Some of the garage doors in the community are showing dents, wear and tear. If you are interested in updating your doors, call San Diego Garage Doors at 760-945-3778. They know which model is approved for your upgrade. Every few years these doors need servicing too. Talk to your neighbors. If 3 orders are booked for the same day the cost will be $89.00 each instead of $125.00. They will come and test, oil, adjust spring tension, rebalance and lubricate and give you a $36 dollar savings per family. Don’t forget to submit an architechtural change form for for doors too.

OIL SPOTS ON DRIVEWAYS
Please check your driveways for oil spots ande clean them up as soon as you see them. If the Management Company has to clean the spots for you, homeowners will be charged $125.00

GARAGE SALE TIPS AND ETIQUETTE         
Contrary to popular opinion, a yard sale is not an anything-goes free-for-all. As in any social situation, there are certain things you do or avoid doing to ensure you are polite and considerate of others.
•  A group sale is better then selling alone. More stuff draws more shoppers. Talk to your neighbors and do it together if possible. Having a sale once or twice a year together, can minimize constant traffic through the neighborhood every weekend.
•  Be prepared. Be ready to go the night before so that you don’t have to rush around in the morning.
•  Plan your sale layout with customers in mind. Use marketing tricks to make your customers more likely to purchase your stuff!
•  Price things carefully and label things well.
•  Be friendly. Greet people as they arrive — chat if they’re chatty..
•  Be willing to bargain, but be less flexible at the start.
•  Keep a ledger. Jot down a description of each item and how much you sold it for.
•  Do not use a cash box. Keep your money on you at all times.
•  Be considerate of your neighbors. Notify them ahead of time if you are having a sale. 

Finally, after the sale is over, your signs are litter that should be disposed of just like any other garbage. Carelessly leaving old signs up ad infinitum is extremely inconsiderate to both shoppers and neighbors who must look at your weather-beaten signs for months to come.

April Newsletter

LANDSCAPE REPORT
We have had some complaints from the Landscaper about damage to newly planted lawns from dogs. Please be considerate about where your dog goes. Especially if you notice it has been seeded or sodded.

The landcapers are going to start tree trimming throughout the association. Spring is a good time to do your own backyard trimming.

SPRING TRIMMING TIPS
When you trim a plant in the spring this prompts new growth and enhances the beauty of the plant. Trimming can also redefine the plant’s shape and change an unwieldy plant back into a more uniform and aesthetic design. Furthermore, pruning eliminates the chance that a contaminated plant will infect others. Pruning is the reduction or removal of certain parts of the plant that are no longer effective or essential. When you prune a plant, this revives the energy of the plant, which helps in the development of fruits, flowers and new limbs.

Vines definitely need trimming in the spring. If you don’t, they will become unwieldy and there may be more stem than there are blooms. Prune trumpet flower vines, wisteria and silver lace vine back to the top of the plant. This will prompt the growth of new branches and tendrils. When vines become too straggly, the growth will become deformed and there will be less flowering. Vigorous pruning of wisteria will result in rapid growth the next year. If you don’t want that to happen, be circumspect in your pruning and don’t get carried away.

HOME MAINTENANCE CHECKLIST          
Fire Extinguisher: Always have a multi-purpose fire extinguisher accessible

Make sure it is Underwriters Laboratories (UL) listed or Factory Mutual (FM) approved. Check the gauges to make sure they are charged and ready to use.

Check your water heater
- If you have a gas-fired water heater, check to make sure it is venting properly. Light a match next to the vent and wave it out (don’t blow it out). See if the smoke is pulled up into the vent. If it isn’t, have a professional inspect and repair it. Otherwise, carbon monoxide and other combustibles can build up in the home.

- Check around the base of your water heater for evidence of leaks. If your water heater is over 5 years old, it should be checked monthly for any leakage or rusting at the bottom. If water leakage or rust is found, the water heater should be replaced.

- Check the shutoff valve at each plumbing fixture to make sure they function

- Know the location of all valves and what equipment and water lines they serve. Teach all family members.

March Newsletter

 POOL REMINDERS
The pool tempurature will be turned up to 80º in March. Please observe the following pool rules.  You MUST have a pool key to enter the pool area. The pool is for townhome residents and their guests only. All guests and/or children under the age of 14 must be accompanied by a resident with a key at all times.

There have been some recent issues with underage, non residents in the pool area at night.  If you suspect any mis-conduct, please call the Carlsbad Police non-emergency number 760- 931-2197 or 760- 931-2100  and report it.  An officer will be sent out to investigate.

 PARKING AND TOWING REMINDERS
There have been some questions lately about the parking rules in our community. Here are a few reminders: Red curb zones indicate “no stopping, parking or standing” at the curb whether the vehicle is attended or unattended. Rancho Del Oro Towing runs through the community occasionally looking for violations. Don’t get caught parking illegally and risk being towed or ticketed.   Residents may not park in spaces marked GUEST with out the appropriate tag. The yellow parking tags are for short term use in the guest and assigned parking only.

 GAS LINE WORK
The gas lines should be worked on the week of 3/14.  No access into home is required and there will be no gas turned off.  Homeowners do not need to do anything. We just wanted you to be aware that contractors will be in the area doing the work.

WHAT ARE CC&R’s?
Basically the CC&Rs (Covenants, Conditions and Restrictions) are deed restrictions that are contractual limitations of your rights as a property owner. Originated by the initial developer, these restrictions were placed on your property deed, recorded with the County, and made a condition of the purchase of your lot.

When you purchased your property, along with a myriad of other forms and documents, you signed a contract. Since these restrictions are attached to the property, they are automatically passed along to any subsequent owner(s). In other words, the CC&Rs “run with the land.” We are currently looking for volunteers to form a Tamarack Point Townhome Citizen Review Committee to review and update our CC&R’s. KEEPING YOUR TRASH SAFE FROM IDENTITY THIEVES
Trash cans have long been a source of fertile material for identity thieves.  Not only can identity thieves get enough information to open financial accounts in your name, others can find out almost everything there is to know about you and your family. You could be embarrassed, extorted, or otherwise manipulated by an unscrupulous person monitoring your trash.  Two easy ways to protect yourself are to make sure your can is treasure-free, by shredding sensitive documents before placing them in the trash and limiting the time your trash can is just waiting on the curb to be harvested.

Your trash containers should be placed at the curb no earlier than 6:00 p.m. the day before our scheduled collection day, and removed from the curb by 6:00 p.m. on the day of collection and stored in a secured location. 

GAS LINE INSPECTIONS
The Management Company has received the gas line inspection recommendations. This inspection recommended some work be done to several anodes. Homeowners do not need to do anything. We just wanted you to be aware that contractors will be in the area doing the work.



Seasonal Suggestions: How to clean your furnace filters
        
Clean furnace filters to save energy dollars
One of the simplest ways to save money each winter is to change your furnace filter regularly. Its purpose is to trap dust and dirt so they don’t collect in the blower and reduce the flow of heated air into your home. But if the filter is clogged, the system can’t run efficiently. Check the filter once a month during the heating season and clean or replace it as necessary.

Instructions

If the floor or area near the furnace is a dust-bunny breeding area, vacuum or sweep prior to replacing the filter.

Locate the service panel, usually on the furnace’s lower front or side.
 
Gently pop open or pull down the panel door with your hands; tools usually aren’t needed.

Locate the filter--a framed-mesh rectangular screen inserted either horizontally or vertically near the intake-outtake blower.

Slide the filter screen out. 

If you have a reusable plastic-frame or metal-frame filter, use a hose to rinse away the dust particles on the screen in the backyard or driveway. Let it dry, then return it to the furnace.

If you have a disposable cardboard-frame filter, write down the size, then throw it away. Buy a new furnace filter of the same size (available at hardware and home supply stores).

While you are dealing with your furnace, it’s a good time to install a carbon monoxide detector in your home. These are easy to install and look like a smoke detector. In the event of a malfunction in any of your gas appliances, the detector will warn you of the hazard. Be sure to replace the batteries each year or more often if suggested by the manufacturer.

January 2011 Newsletter


ROOF LEAKS:
There have been a few leaks reported during these heavy rains.  Please report any water intrusion to Thompson Management as soon as possible to avoid mold issues. The repairs generally cannot be completed until the rain stops, but may be able to be covered. Please protect your personal property from water and be sure to inspect and clean your gutters if needed. While you are up there, it’s a good time to remove your holiday decorations too.

INSURANCE:
The DEC Sheet was included in the January newsletter mailing.  Please provide a copy to your mortgage company if they request it.

FICUS TREE REMOVAL:
The root system of a Ficus tree is very invasive and can cause damage to structures, sidewalks, driveways and plumbing. In the past the Association has asked homeowners to remove ficus trees from their property. Effective January 1, 2011, if these trees have not been removed, homeowners will be responsible for any damage that may occur.

GRG MANAGEMENT, OUR MASTER ASSOCIATION:
GRG takes care of the banks and trees on them, as well as the RV lot and tennis courts.  There have been some escrow issues lately because they have not been notified about our Master Association.  This can cause problems at closings.  If you are selling your home, please inform your escrow company about GRG. DOG REMINDER:
We are still getting lots of complaints about barking dogs. Please be a considerate neighbor and pet owner. Keep your pets from barking excessively, keep them on a leash and clean up after them when they are in the common areas.

Seasonal Suggestions: How to Clean Gutters and Downspouts

Proper maintenance and cleaning of your home’s gutters and downspouts is about more than simply keeping the exterior of your home looking nice. It may prevent damage to your home’s interior due to flooding through the foundation and walls or leaks in the roof due to seepage of water.

If you don’t have the proper supplies and you are thinking about letting it go or simply rinsing the gutters with a hose, you might want to reconsider. Avoiding the task completely might result in unnecessary damage to your home. Using a garden hose in an attempt to rinse away the accumulated debris might lead to a bigger mess than you started with in the first place.

Cleaning the Gutters and Downspouts Step by Step
• Set the extension ladder on a level place. If you are using a bucket attached to the ladder with the s-hook for collecting the debris, attach it now. Otherwise, secure a plastic trash bag to collect the debris.

• Begin at the part of the gutter closest to the downspout. Use the garden trowel or hand spade to scoop out the debris. Place it into the bucket or trash bag. If any pieces resist being scooped up, remove them carefully by hand.

• Once you have removed all of the larger debris, get the garden hose. Rinse the gutter in the direction of the downspout using the spraying attachment on the hose. Spray the gutter until no signs of debris remain.

• If the downspout is clogged, you will need to clear it. Three options are available to you. Simply try each one until you find one that works. It’s probably easiest to begin by using the spray attachment on the hose to direct water into the downspout from the bottom end. This may force any clogs loose. Additionally, you can use the spray attachment on the hose to direct water into the downspout from the upper end. This may also knock the clog loose. If that does not work, then you need to work a plumber’s snake into the downspout to loosen the debris and draw the debris out. Follow this procedure for all of the gutters and downspouts on your home.

• Finally, inspect the gutters and downspouts now for any signs of damage. Look for holes, dents, or cracks. If you discover any signs of damage, repair them as soon as possible.  Dispose of the debris by placing it in your compost pile or in the trash.

DRIVEWAY - NEW YEARS RESOLUTION:
Take a look at your driveway. If it needs cleaning, why not make it a new years resolution to have it all cleaned up by the new year. It’s got to be easier than a post-holiday diet.

CITY OF CARLSBAD COLLECTING TEDDY BEARS:
Stuffed animals for children at Children’s Hospital, Casa de Amparo, and the Women’s Resource Center are being collected as part of the 20th annual Regional Law Enforcement Teddy Bear Drive. The teddy bears are used to provide comfort to children during the holidays and all throughout the year. Anyone interested in contributing to the drive can bring a new stuffed animal to the City of Carlsbad Public Safety and Service Center, 2560 Orion Way, during regular business hours.


Seasonal Suggestions:  How to clean your driveway.
No one likes to find an unsightly oil spot on their driveway, but drips and spills do happen. Having a big spot of oil on the driveway is frustrating and can certainly make a bad first impression. Even more important, they can be a health hazard to the family and pets. Oil spots can be removed with some simple cleaning supplies and good, old elbow grease.
Things You’ll Need:

• Kitty litter or fresh sawdust
• Broom
• Garden hose or power washer
• Large bucket of water
• 1 cup trisodium phosphate ($3.00 at Amazon.com)
• Stiff-bristled plastic scrub brush
• Household lubricating spray

1. Absorb as much of the fresh grease as possible. Sprinkle a thick coating of kitty litter or fresh sawdust on top of the grease stain. Allow it to sit on the grease for about 24 hours.

2. Sweep away the litter or sawdust with a broom. The littler of sawdust will have absorbed much of the grease.

3.  Rinse off the area with a garden hose set on a high pressure setting. If you have access to a power washer, use that to rinse off the driveway.

4. Fill a large bucket with 1 gallon hot water. Add 1 cup trisodium phosphate to the water.

5. Pour the bucket of trisodium phosphate and water directly onto the grease stain. Allow it to sit on the cement for about 20 minutes.

6. Scrub the grease-stained cement with a stiff scrub brush.

7. Dip your brush into the bucket of cleaning solution. Rinse the area with plain water from the garden hose or power washer.

8. Spray a household lubricating spray onto the stain if it persists. Saturate the grease stain thoroughly and allow the lubricating spray to sit on the stain for 15 to 20 minutes. Rinse the area with plain water.

November 2010 Newsletter

ANNUAL MEETING: We were finally able to count the ballots at the Adjourned Annual Meeting on October 13. The Board welcomes Wendy Woehl, Trish Wilkinson and returning member Rob Nielson. A big thanks go out to all who ran and encourage you to do so next time.

CURBS: The highway dots that were voted to be installed on the curbs, turned out to be really expensive and the board is looking into alternative resolutions to keep our curbs from being damaged by skateboarders. If you have any ideas, please feel free to comment on this blog.

MAILBOXES: THe Board has petitioned the Master Association to replace more mailboxes. We will be looking at which boxes are in need of replacement at the next landscape walk through.

DRIVEWAYS: Some of the driveways are looking pretty soiled. Please take a look at yours and clean up any oil or grime.

YEAR-END: October 31, 2010 is the end of our fiscal year. The Association's books will be sent to the CPA for the year-end review. THat report will be sent to you in the near future.
